A clear route from existing building to buildable proposal.
Not every project needs every stage. The sequence below is a useful framework and can be adjusted to suit the job.
1. Initial discussion
We start with the property, what you want to achieve and any known constraints. Photos, estate-agent particulars, old drawings or a planning history can all help at this stage.
2. Measured survey
Where required, the existing building is measured and recorded so that proposed work can be developed accurately.
3. Design development
Options are tested against the site, existing structure, daylight, circulation, appearance and likely approval requirements. The aim is not to over-design, but to arrive at a solution that works.
4. Planning and other consents
Where permission is required, drawings and supporting information are prepared for submission. Listed buildings, conservation areas and unusual sites may require additional work or specialist input.
5. Technical design
Once the design route is established, technical drawings are developed for Building Regulations and to give the builder a clearer basis for pricing and construction.
6. Construction support
Additional information or coordination can be provided where agreed in the fee proposal.
